Pricing for Photography

Prices below are current as of January, 2024.
My prices are reasonable, starting at $150.00 to $175.00 for homes up to 1200 square feet. (see note below)
Up to 1200 square feet, $175.00
1300 to 1800 square feet, $200.00
1900 to 2200 square feet, $250.00
2300 to 2900 square feet, $275.00

Prices can vary depending on each unique situation.
These are approximate prices.
Over $3000 square feet, $300.00 plus depending on size.
Note: the price could be higher for the highest of expectations depending on the home, realtor, and owner.
Some homes have large acreage and several outbuildings, and prices could
be slightly higher depending on the situation. For example, in my Photo Gallery 7, there are
two different occasions (properties) where I delivered 52 photos for each home and property.
That is a lot of work and a lot of coverage for those massive properties! I charged $25.00 to $50.00 extra.

Plus, I love what I do and want to produce quality images.

Prices include 15 to 25 (more in some cases) finished large photos in high-resolution, great for flyers and brochures, 
and those same photos are not too large for submitting to RMLS listings.
1500 pixels across at 300 dpi, and RMLS will downsize them automatically for their website.
Fast 1 day turnaround in most cases electronically via Dropbox, Hightail or equivalent.
Other delivery options can be discussed.

Greater Portland, Gresham, Vancouver area and beyond. A reasonable travel fee of 1.00 per mile
one way will apply for properties beyond a 25 mile radius of Gresham.

My real estate photography services include photo editing and enhancement of your home or business for a nice, natural look.
A tripod, level, and advanced techniques are part of my routine.
The final images are not over processed, and will not have a "processed" look. 
These techniques will aid in your photos having great brightness/contrast/color,
combined with the correct exposure on windows etc.
I primarily use a wide angle lens, (not ultra wide), so there’s flexibility in composing and cropping for attractive angles
and views. A couple of close up “artsy” or detail shots can be included at no extra charge upon request.
Depending on the approach and composition of the detail shot , a different lens might be used
for those types of photos. 

Having a home “staged” without clutter will speed up the photography process. This will ensure
more attractive photos and greatly enhance the appeal of your client’s listings.

Pricing for Video Walkthroughs

Video Walkthroughs are a way to show the layout the home.
The smooth and steady video is set to upbeat, but not overbearing music.
Starting from the outside front of the home, the video steadily approaches
and enters the front door. What you will see from this point is an entire video walkthrough
that covers most of the home, excluding some areas such as small closets and garages.
There is a seamless transition that shows the backyard, and finishes with
photo still shots of the front of the home.
The music fades, and the home address and Realtors information are optional.
If the Realtors name and company is shown, this would be a BRANDED video.
If the Realtors name and company are not shown, this would be an UNBRANDED video.
I can provide both of these versions for $100, unless it’s a very large home, extra acreage, or extremely complex.
This $100 price applies if you are also doing a photo shoot, otherwise a video by itself is approximately $150.
The average video lasts about 4 minutes. It is available in High Resolution 4K if your connection
and monitor or Smartphone support it. An interesting tip once you get to the video on Youtube,
look for the little gear icon at the bottom of the video and see if you can change it to the highest
resolution that is available.
